PROPERTY MANAGEMENT
Our management philosophy is very pragmatic: determine the unique investment objective of each owner and strive on a daily basis to achieve these objectives. In essence we are partners with our clients, and we manage their properties as though they were our own.
We do the following as part of our full property management service:
- Source and select tenants
- Negotiate lease agreements
- Negotiate lease renewals
- Invoice tenants and collect rental
- Arrange for payment of all operating expenses from trust account
- Arrange property insurance
- Hire and supervise site staff, if required
- Communicate with tenants as necessary
- Coordinate and supervise service contracts and contract work at the property
- Attend to emergency issues
- Provide detailed monthly reporting to the owner

LEASING MANAGEMENT
Successful leasing is the cornerstone of most property investments. Successful leasing and full occupancy translates into cash flow, enhanced value, preferred financing, and the necessary resources to reinvest capital into the long term maintenance and preservation of the property.
Each lease negotiation is done with the owners long term interest in mind. We secure favourable income streams by selecting qualified tenants, negotiating the maximum rental in the market place and resolving numerous lease conditions.
Pyramid has concluded leases across all property types, from office space, retail space and speciality restaurant space, to night clubs, industrial and warehousing facilities. Our leasing specialists have secured a multitude of tenants for our Landlords, from local tenants to high profile national and international tenants. |
